What we inspect

Our inspection software has been designed to assure you a thorough, easy to understand overview of the conditions of the home you are about to purchase. Buying a home is not something you do every day and we provide the information you need for peace of mind.

Full home inspection

A visual process where most of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, permanently installed air-conditioning and heating systems operated. The Inspector will run the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion of the inspection a printed report with digital pictures will be distributed to you. We follow Oregon State standards of inspection. CCB License # 181057 OCHI #0933

Bronze package includes a full home inspection and a pest and rot inspection by a state agricultural licensed inspector all printed onsite and presented in a wonderful binder and an emailed color report. Starts at $310.00 based on square footage.

Silver package includes a full home inspection, a thermal scan and a pest and rot inspection by a state agricultural licensed inspector all printed onsite and presented in a wonderful binder and a emailed color report. Starts at $410.00 based on square footage.

Gold **package includes a full home inspection, a thermal scan, a radon test, a pest and rot inspection by a state agricultural licensed inspector all printed onsite and presented in a wonderful binder and a emailed color report. **Starts at $535.00 based on square footage.

Investor property inspections

Investor property inspections are performed prior to purchase as well as periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership. Call or email for pricing.

Pre-purchase inspection

Pre-listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner. Price is the same as the full home inspection except you get one re- inspection a $70.00 value included.

New construction inspections

New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before you final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you. Price is the same as the full home inspection packages.

Warranty Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas. Price is the same as the full home inspection packages.

Pest/Rot Inspections

Real estate sales or other real estate financial transactions often require a formal wood destroying organisms inspection report. Whenever a formal wood destroying organisms inspection report is provided, the inspection will be performed only by a person who is licensed in Structural Pest Control by the Oregon Department of Agriculture. BEWARE NOT ALL OREGON HOME INSPECTORS ARE LICENSED FOR PEST AND ROT INSPECTIONS.... House 2 Home LLC license# AG-L0178416CPA. The inspection consists of an inspection of the subject structure to render an opinion on the presence and extent of wood destroying organisms. These shall include subterranean termites, dampwood termites, carpenter ants, wood boring beetles and wood decay fungi, as well as conditions conducive to wood destroying organisms. Too include but not limited to faulty grade levels, inadequate clearance, earth to wood contact, cellulose debries, insufficient ventilation and excessive moisture. Pricing starts at $175.00 per inspection based on Sq. footage.

Radon

Radon Testing .S. Surgeon General Richard H. Carmona warned the American public about the risks of breathing indoor radon by issuing a national health advisory. The advisory is meant to urge Americans to prevent this silent radioactive gas from seeping into their homes and building up to dangerous levels. Dr. Carmona issued the advisory during a two-day Surgeon General's Workshop on Healthy Indoor Environment. "Indoor radon is the second-leading cause of lung cancer in the United States and breathing it over prolonged periods can present a significant health risk to families all over the county," Dr. Carmona said. "It's important to know that this threat is completely preventable. Radon can be detected with a simple test and fixed through well-established venting techniques." Radon is an invisible, odorless and tasteless gas, with no immediate health symptoms, that comes from the breakdown of uranium inside the earth. Simple test kits can reveal the amount of radon in any building. Those with high levels can be fixed with simple and affordable venting techniques. According to U.S. Environmental Protection Agency (EPA) estimates, one in every 15 homes nationwide have a high radon level at or above the recommended radon action level of 4 picoCuries (pCi/L) per liter of air.

MYTH: Radon is only a problem in certain parts of the country. FACT: High radon levels have been found in every state. Radon problems do vary from area to area, but the only way to know your radon level is to test.

MYTH: Radon affects only certain kinds of homes. FACT: House construction can affect radon levels.  However, radon can be a problem in homes of all types:  old homes, new homes, drafty homes, insulated homes, homes with basements, and homes without basements.  Local geology, construction materials, and how the home was built are among the factors that can affect radon levels in homes.

MYTH: Short-term tests can't be used for making a decision about whether to fix your home. FACT: A short-term test, followed by a second short-term test* can be used to decide whether to fix your home. However, the closer the average of your two short-term tests is to 4 pCi/L, the less certain you can be about whether your year-round average is above or below that level. Keep in mind that radon levels below 4 pCi/L still pose some risk.  Radon levels can be reduced in most homes to 2 pCi/L or below.

*  If the radon test is part of a real estate transaction, the result of two short-term tests can be used in deciding whether to mitigate. Radon Is a Cancer-Causing, Radioactive Gas** You cannot see, smell, or taste radon. But it still may be a problem in your home. When you breathe air containing radon, you increase your risk of getting lung cancer. In fact, the Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today. If you smoke and your home has high radon levels, your risk of lung cancer is especially high You Should Test for Radon Testing is the only way to find out your home's radon levels. EPA and the Surgeon General recommend testing all homes below the third floor for radon. You Can Fix a Radon Problem If you find that you have high radon levels, there are ways to fix a radon problem. Even very high levels can be reduced to acceptable levels. If You Are Selling a Home... EPA recommends that you test your home before putting it on the market and, if necessary, lower your radon levels. Save the test results and all information you have about steps that were taken to fix any problems. This could be a positive selling point.  If You Are Buying a Home... EPA recommends that you know what the indoor radon level is in any home you consider buying. Ask the seller for their radon test results. If the home has a radon-reduction system, ask the seller for information they have about the system. If the home has not yet been tested, you should have the housed tested. **
